Plans and Developments

The property is currently being subdivided into four separate titles. These will comprise  two small properties of less than 10 hectares each at the front of the development (Bonsai #1 and #2 lots); a medium sized property of approx 30 hectares behind these (the Observatory block) and the last block of approx 70 hectares which adjoins the National Park (the Arboretum).

The Bonsai blocks have strong north facing aspects and Bonsai #1 has spectacular eagle-eye views of the valley and the approaches to the Reserve. Bonsai #2 has extensive views to the north with Mt Coree standing out in the distance. Both of these blocks will have a small sensitively designedshed erected on them for owners to begin building from and some creative landscaping in the form of small dams, native plantings, walking tracks etc. Access to the river via a right of way from these blocks is about a ten minute walk. The emphasis on these two blocks is that they are close to Crace Lane and close to the river. They are individual blocks that can be further developed according to the wishes of those who might buy them.

The Observatory block in the middle features spectacular and uninterrupted 360 degree views of some of Australia’s highest mountains by day and of the Southern Cross sky by night. These views are had from the top of Space Hill - a spectacular plateau of about two hectares square and 942 metres above sea level. The Space Saddle slopes gently off this plateau to the south east and offers uninterrupted views of the Southern Alps for approx 50 kilometres. Space Hill has many of the geographic qualities of the Mt Stromlo Observatory closer to Canberra - but without the light and glare from the city. A planetarium and meditation dome is proposed for the top of the hill for owners who wish to spend time studying the heavens and also developing their own inner space. A ‘sky chalet’ with seven rooms is proposed for the saddle, a small distance from the planetarium and meditation dome.

The Arboretum is the back property of the three and shares over a kilometre of boundary with the Kosciuszko National Park to the west. Wilderness and silence are the hallmarks of this stunning property. It features expansive views of the totally secluded Valley of the Saints – a five kilometre long valley and gorge, running west into the Park and the cradle for Bull Flat Creek. This block has a large three megalitre dam at the base of the many rivulets that flow though it and ten ‘goofa’ building pads, all with unique outlooks and terrain. While most of the block will remain in its natural state, it is proposed to establish plantings of endangered native plant species in special areas. These will include tree corridors, shrubberies, rainforest groves and a greenhouse area.
